The right advice depends on what you plan to do with the property. We'll help you ask the right questions early.
- Relocating to Italy: residency requirements, utilities, health cover and whether Italian prima casa tax treatment is genuinely available.
- A holiday home: recurring local costs, maintenance and second-home purchase tax assumptions.
- An investment: rental permissions, renovation budgets, gross versus net returns, Irish and Italian tax considerations.
- Buying from Ireland: translated documentation, viewing access, local verification and payment process safeguards.
See the bigger picture.
Understand your indicative budget before you fall in love with a home. Our proposed concierge fee is 15% of the property asking price plus estimated third-party purchase costs — shown separately from both.
Enter a professional estimate for notary, agency, translation, survey and purchase taxes; never assume they are a flat percentage of asking price. Renovation and ongoing ownership costs are not included unless you expressly add them.
Primary-residence tax relief is conditional, not automatic. Obtain a case-specific notary quotation.
Illustrative only: does not quote taxes or verify eligibility. VAT on the concierge fee, where applicable, may be additional. Scope, payments, refunds, third-party commissions and final tax treatment require a signed agreement and professional review.
